What paperwork do I need to make an application for a property?

To make an application for a property you will be required to submit the names of two professional referees, (one of which should be your employer), a bank reference

When do I pay my first months rent and deposit?

On the date of entry to any property we require a months rent in advance and a deposit to be held during the tenancy against loss and damage.

How long before I can move into a property I wish to rent?

Once you have seen a property you wish to rent and have provided all the relevant information to make an application it will take between 5 – 7 working days to process your application.

What sort of lease agreement will there be for the property?

The lease is a Short Assured Tenancy and is a legally binding document agreed between Only One Properties and You, as a tenant.

You should read this carefully before you sign. How long is a lease agreement?

The minimum rental period is six months. If the landlord is happy for you to remain in the property the lease can be extended for an agreed length of time once the first six months have past.

What other outgoings will I be responsible for other than my rent and deposit?

The tenant pays for the gas and electricity bills during the course of the tenancy, the TV licence, telephone/broadband and the Council Tax applicable to the property.

What happens at the end of the tenancy?

At the end of the tenancy you must ensure that you comply with your obligations as set out in your lease. You should pay particular attention to any clauses relating to cleaning the property and its contents, removing your own belongings and being present for the check out inspection.

When will my deposit be returned?

After the property has been checked at the exit visit (provided there is no missing items or damage to be considered, beyond fair wear and tear), your deposit should be returned within 14 days. If there are to be deductions from your deposit these will be discussed with you.
